Who wants to subdivide, why, where, how did they come up with that plan!?
A planning permit is required for all subdivision, and there are varying pathways to get there through the planning scheme. All planners, private and government, need an understanding of subdivision and the consequential complexities that may arise through the permit application process. This course will develop your ability to sift through natural constraints and opportunities, eg. topography, vegetation, existing improvements, bushfire and flood risk, archaeological factors, flora and fauna that will influence subdivision design, and will lead to improved understanding of design elements and trends, roads hierarchy, traffic flow, stormwater retention, Public Open Space etc.
New provisions around subdivision have recently entered the Victorian Planning Scheme and the course will take participants through practical examples to demonstrate application of planning policy, with additional reference to the Subdivision Act and related potential permit conditions.

• Capacity to take a wholistic approach to subdivision feasibility eg. financial viability, road hierarchy, sewer and water design, solar access, treatment of special site problems, access for services, road design, lot layout, staged development and treatment of drainage/sewerage, and apply balanced judgement across a range of deciding factors
